Why Orange County Brands Keep Choosing 2nd & PCH for Their Long Beach Debut

Longbeachize keeps a running list of the restaurants and coffee shops expected to open in Long Beach this year. As of its September 3, 2026 update, the list has 32 entries. Eight of them have addresses between 6200 and 6507 E. Pacific Coast Highway, a span of barely 300 street numbers.

The same roundup opens by calling the outlook for Long Beach's food industry in 2026 "rather dim." Longbeachize also pointed out that the city still saw nearly 40 new food spaces open in 2025. So in a year when the citywide outlook is cautious, a quarter of the anticipated openings are landing at one intersection. And nearly every one of them is a brand's first Long Beach location.

Eight of 32, and almost all of them firsts

The crossroads is really four separate pieces of real estate sharing one intersection: the 2nd & PCH center, Marina Pacifica, the Marketplace, and the corner of PCH and Loynes Drive. Here is what the 2026 list puts on each one.

Address Business Where it comes from Status as reported
6480 E. PCH #100, 2nd & PCH Brodard Fountain Valley Announced for Oct. 1
6460 PCH #125, 2nd & PCH Pura Vida Miami Miami, with California sites including Costa Mesa Open since Aug. 20
6332 E. PCH Proudly Serving South Bay Open since Mar. 13
6380 E. PCH, Suite A, Marina Pacifica Nantucket Montauk, Redondo Beach Announced, no date
6324 E. PCH, Suite B, Marina Pacifica IYKYK! Coffee Lab Orange County Announced, no date
6200 PCH, Suite B, at Loynes Alfred Coffee Los Angeles Announced, no date
6451 E. PCH #C1, Marketplace Sweetgreen Washington, D.C. Open since Jan. 20
6507 E. PCH, Marina Market Place Aloha Stacks Family-owned brunch concept Announced in 2025, no date

Every one of these concepts already had a following somewhere else. Pura Vida Miami's Long Beach store is the brand's fourth in California, after Malibu, Beverly Hills and Costa Mesa. Alfred Coffee has more than 20 locations across Los Angeles County and has never had one in Long Beach. Nantucket would be the first time the Redondo Beach jazz supper club Montauk has expanded beyond its flagship. Sweetgreen's January opening was also its first in Long Beach.

The Orange County pipeline runs straight up PCH

The intersection sits a short drive from the San Gabriel River and the Orange County line. The brands coming from the south are the clearest part of the pattern.

Brodard is the headliner. The Fountain Valley restaurant was opened in 1996 by Diane Dang and her daughters, and Longbeachize calls it one of Little Saigon's most enduring culinary landmarks. Its signature dish is the Nem Nướng Cuốn, a rice-paper roll built around a grilled pork patty, with fresh herbs and a sheet of crisp egg-roll skin. The Long Beach location goes by "Brodard by the Shore." It is taking the former Tocaya space and plans to serve from 11 a.m. to 9 p.m. daily. That space has been empty since Tocaya closed it permanently, which Longbeachize reported in December 2023.

IYKYK! Coffee Lab is the second Orange County arrival. Its Huntington Beach shop mixes music, art and coffee, and the Long Beach store is going into the former Starbucks space at Marina Pacifica. When the brand announced it in June, no opening date had been made public.

Pura Vida Miami got to Long Beach by way of Costa Mesa. It opened its Costa Mesa location earlier in 2026, then took over the former Noble Rotisserie space on the Marina Drive side of 2nd & PCH.

The brands from the north follow a similar path. Proudly Serving, the South Bay smash burger shop, used to be a pop-up inside Beachwood in downtown Long Beach before that space became ISM Brewing. It opened its own Long Beach home at 6332 E. PCH in March. The chicken sandwich is on the permanent menu only at this location.

The test case is a restaurant you can't confirm yet

Longbeachize reported on September 4 that Brodard would open October 1. The 2nd & PCH page for Brodard, dated September 20, shows "Opening on October 1" right next to "coming soon." The sources we reviewed don't confirm that the doors opened on that date. Check Brodard's own channels before planning dinner around it.

Of the eight entries in the table, three are confirmed open: Proudly Serving, Pura Vida Miami and Sweetgreen. Four are announced with no confirmed opening: Brodard, Nantucket, IYKYK! and Alfred. The last, Aloha Stacks, was announced in September 2025 for 6507 E. PCH in the Marina Market Place, and no opening date has been reported. The brand's own website does not yet list a Long Beach location.

The arrivals that did happen show the area's pull reaching past restaurants. Crumbl Cookies opened next to Trader Joe's in the Marketplace on August 22, 2025. At 2nd & PCH, Rowan, an ear-piercing studio where the piercings are done by licensed nurses, is now listed as open next to Pura Vida Miami on the center's homepage.

Seaport Way fills the gap through December

The new tenants have a reason to open here: 2nd & PCH programs its central walkway, Seaport Way, as a free evening venue, and the calendar repeats on a schedule. Here is what is posted from mid-October on, with the later dates worked out from each series' stated pattern.

Event Pattern Upcoming dates Details
Line Dance Nights on Seaport Way Every 2nd Wednesday Oct. 14 or 15, Nov. 11, Dec. 9 6 to 7:30 p.m., free, with instruction. October is a Halloween edition with costume prizes
Salsa Night on Seaport Way Every 3rd Tuesday Oct. 20, Nov. 17, Dec. 15 6 to 9 p.m., free, with a lesson followed by social dancing
Flamenco Nights at Teleferic Barcelona Every 3rd Wednesday Oct. 21, Nov. 18, Dec. 16 Spanish entertainment. Times and cost not posted
Ghouls Night Out One night Fri., Oct. 30 Free treats trail, photo booth, DJ and costume contests

Two of these listings disagree with each other. The center's own page puts October's line dance night on October 15. The Eventbrite listing says Wednesday, October 14, which matches the second-Wednesday pattern. For Ghouls Night Out, the center's page gives 5 to 8 p.m., while the Eventbrite page says 4 to 7 p.m. Arriving at 5 p.m. covers the overlap in both versions.

The October 20 salsa night is also a costume night. Six $50 restaurant gift cards go to costumed dancers. Through October 25, the center is also hosting a Lucid Gravity demo drive. The 714 Market scheduled for October 11 was postponed because of weather, and no new date has been announced.

Nothing dated has been posted for the holidays yet. The 2nd & PCH holiday page is password-protected, and the public events list shows no tree lighting or movie nights for November or December. Marina Pacifica's events page also had no dated fall or holiday listings when we checked.

What the next openings will settle

The table above will look different by spring. If Brodard, IYKYK! and Alfred all open, three more first Long Beach locations will share the intersection with Proudly Serving, Pura Vida Miami and Sweetgreen. Coffee alone would go from zero of these new brands to two, one at Marina Pacifica and one at the Loynes corner, along with Pura Vida Miami's all-day café menu at 2nd & PCH. The Seaport Way calendar will keep repeating on its monthly schedule the whole time, and by that pattern, the second-Wednesday line dance night in December falls on December 9.

When a stretch of PCH becomes the place regional brands choose for their Long Beach debut, it changes how buyers see the homes within walking distance of it.
